When is the best time to sell your home?
It is widely believed that summer time is the best time to put your house on the market with a majority of houses going up for sale from June throught August. However, my hypothesis is that it is better to put it up for sale in the months before in order to avoid competition and be first to market. I am studying Area 12 of Dallas which includes areas known as the M streets and Lakewood which is the area that I live in. My analysis will break down by month number of sales, days on market, and how it has affected the price of the home with the measure being list price to sale price. I will control for similiar homes so in this case it will be a 3/2/2 in areas 12-5 and 12-6.
